Notes on the East Valley

Market writing is usually one of two things. A headline about the whole country, which cannot tell you anything about your street, or a list of figures with no explanation of what to do about them.

What goes here is the third option. A number from ARMLS, filtered to the city it is about, carrying the date it was pulled, followed by the part that actually matters: what it changes for a seller deciding on a price, or a family deciding whether the move adds up this year.

Anything here that is a figure will name its source and its pull date, because a market number without a date is an opinion. Nothing here is a forecast, and nothing here is a guarantee of price, timing or value.
