Chandler
Chandler, Arizona
Chandler occupies the southwest corner of the East Valley, with Gilbert on its east side, Tempe and Mesa to the north, and Ahwatukee and Phoenix across the western edge. The Loop 101 runs down that western side and the Loop 202 crosses the south, which is the practical reason a Chandler address commutes well in several directions at once rather than one.
The Price Road corridor is the reason a lot of people are here in the first place. It is one of the larger concentrations of employment in the Valley, semiconductor manufacturing among it, and a job on that corridor is what puts a household in the market for a house within a short drive of it. Downtown Chandler and the mall district give the city two separate centers rather than one, which is unusual for a suburb this size.
Housing stock runs newer as you move south. The middle of the city filled in through the nineties and the two thousands, and the southern edge kept building after that, which is why two homes six miles apart in the same city can be a generation apart in layout, lot size and ceiling height.
On schools, Chandler Unified covers most of the city and the Kyrene district covers part of the west side. District lines do not follow city limits here, so the district a house sits in is an address question rather than a city one. Check the specific address rather than the city, every time.

What the Chandler market is actually doing
These are Chandler on its own, not the Valley average. ARMLS, filtered to Chandler, pulled 2026-10-01 with data through September 2026.
- Median sale price: $524,950, down 6.7% from a year earlier.
- Months of supply: about 3.03, tightened roughly 17% year over year. That is the tightest of the three core cities I work.
- Days on market: median 45, average 71.
- Sale to list price: 98.4% of the asking price, 96.0% of the original asking price.
- Volume: 210 homes sold in the month, against 709 active listings.
Read those together and the picture is specific to Chandler. Inventory is genuinely tight and getting tighter, which is a seller's condition. Prices still softened, which is not. So buyers here are not short of leverage on price, they are short of choice.
The gap between 98.4% and 96.0% is the one number most worth understanding before you set an asking price. The first figure is what homes get against the number they were asking by the time they sold. The second is what they got against the number they started at. The distance between them is what a price correction costs, and in Chandler it is currently running at about two and a half points of your sale price.
Worth knowing
Chandler is the one market of the three core cities where inventory is tightening and prices still softened. That combination rewards a seller who prices it right and punishes one who does not.
Chandler made its two best parks out of a landfill and a recharge basin
Chandler is close to built out, which usually means a city stopped making open space a generation ago. Chandler went the other way and built it out of infrastructure it already had, and that is why the two parks worth knowing about here are both reclaimed land.
Veterans Oasis Park in the southeast runs to 113 acres, and 78 of those are doing a job: groundwater recharge and wetlands. What sits on top is a 5-acre stocked fishing lake, four and a half miles of groomed dirt trails with a shorter paved loop around the water, horseback trails, an outdoor amphitheater and the Chandler Nature Center. It also carries the Field of Honor veterans memorial and a self-guided Solar System Walk, a 2,500-foot path with the planets spaced along it. None of that reads as a flood-control project when you are standing in it, which is rather the point.
Paseo Vista Recreation Area is the other one, sixty acres on what used to be a working landfill. It now holds an archery range, a disc golf course, a large bark park, climbing areas and trails. A city that turns its tip into its disc golf course is telling you something about how it handles land, and in a city with very little undeveloped ground left, that habit is the reason there is anywhere to go at all.
For straightforward recreation, Tumbleweed Park is the big one at 211 acres, the largest park in the city. Its recreation center carries an indoor track, a gymnasium, racquetball courts, dance and ceramics studios, with tennis, pickleball and the Playtopia playground outside.
Downtown is the part people underestimate. Chandler has a genuine historic square rather than a retail strip, with Dr. A.J. Chandler Park at the center of it and the Chandler Center for the Arts a short walk away. That gives the city two separate centers, the square and the mall district, which is unusual for a suburb this size and is the reason a Chandler evening does not have to mean driving to Tempe.
What I would tell you at a showing: Chandler is a resale search, so the house you buy was built for somebody else's life and you will adapt it. The compensation is that the city around it is finished. The parks exist, the square exists, the schools are assigned and the roads are built. In Gilbert's newer southeast you are often buying the house first and waiting on everything around it.
How I work a Chandler sale
Pricing starts with a comparative market analysis built from Chandler sales, not Valley medians and not an automated estimate. Recent comparable sales, what is competing with your house right now, and what did not sell and why. If your number is too high, I will tell you before we list.
Marketing is the part that decides how well the tight-inventory condition actually works for you. Professional photography, copy written for the buyer this specific house suits, targeted digital promotion rather than a boosted post, and a page built for the address. Inventory being short helps you. It does not market the house for you.
Transaction coordination runs through Transactly, so deadlines and paperwork sit with someone whose entire job is deadlines and paperwork while I stay on strategy, negotiation and you. I work in English, Spanish and French, which means your contract gets walked through in the language you actually think in, by me, rather than by somebody added to the middle of your deal.
I do not guarantee a price or a date, in Chandler or anywhere else. What you get is the reasoning behind every number, so you can decide with the same information I have.
Questions
- Is Chandler a seller's market right now?
- On supply, close to it. Chandler had about 3.03 months of inventory in August 2026, down roughly 17% year over year, and half of homes went under contract within 48 days (ARMLS, pulled 2026-10-01). On price, no. The median sale was $524,950, down 6.7% year over year. Fewer homes for sale, but buyers are not paying up to get one.
- How long does it take to sell a house in Chandler?
- In August 2026 the median Chandler home went under contract in 45 days, with the average closer to 71 (ARMLS, pulled 2026-10-01). Your home is not the median, though. Condition, price and how it is marketed move that number in both directions, and I will not promise you a date.
- Should I move up within Chandler or into Gilbert?
- It depends on what your house nets and what you can carry, not on which city is better. Chandler's median sale was $524,950 in August 2026 and Gilbert's was $578,000, so the step across is real money. We work out both versions with your actual numbers before you fall in love with a house in either one.
- Which school district will my Chandler house be in?
- That depends on the address, not the city. Chandler Unified covers most of Chandler and the Kyrene district covers part of the west side, and district boundaries do not follow city limits. Always verify the district and the assigned schools for the specific address with the district itself before you write an offer.

About Chandler
The tightest inventory of the three core cities, and the shortest time to a sale.
Chandler is where most of Stephanie's move-up clients start, and it is the tightest of her three core markets on supply.
- The homes
- Mostly single-family built from the 1980s through the 2000s, with the newest stock south of Ocotillo Road and the oldest around the historic downtown square. Fulton Ranch and Ocotillo are the lake-and-golf side; Andersen Springs and Cooper Commons are the established interior neighborhoods. Chandler is close to built out, so most of what trades here is resale rather than new construction.
- Why people choose it
- Proximity to work is the usual reason. The Price Corridor along Loop 101 holds Intel's Ocotillo campus and a large cluster of tech and semiconductor employers, which puts a lot of Chandler buyers within a short drive of their office.
- Schools people ask about
- Chandler Unified School District covers most of the city, with parts of the west side in Kyrene Elementary District and Tempe Union for high school. Confirm the assigned school for a specific address before relying on it, boundaries move.
- Getting around
- Loop 101 (Price) runs north to Tempe and the airport, Loop 202 (Santan) runs east to Gilbert and west toward I-10. Sky Harbor is roughly 20 to 30 minutes from most of the city outside rush hour.
- Nearby
- Downtown Chandler's historic square for restaurants and events, the Chandler Fashion Center, Veterans Oasis Park, and Sun Lakes immediately south.
- The trade-off
- Tighter supply and a shorter time to sale than Gilbert, on a smaller median price than Scottsdale. The cost is that there is less new construction to choose from, so the search is a resale search.
