Your current home is not a separate deal from your next one
I work out whether your whole move actually adds up, your equity, your financing, your timing and the house you are moving into, before anything gets listed or bought.
Experience
Twelve years in real estate and more than a hundred homes closed, on both sides of the transaction, for families moving up in the East Valley.

The Method
The Home-First Move-Up Plan
Before anything is listed or bought, we work out whether the whole move adds up. Where you stand on your current home, what it would really net, what you can carry on the next one, how long each side is likely to take, and the order to do them in.
Most agents price the house, list it, and treat the purchase as a separate problem. The move either works or it does not, and that is worth knowing before a sign goes in the yard.

About
Meet Stephanie Pondevie
Your Home Comes First is Stephanie Pondevie's practice with eXp Realty, built around one kind of client: the family that has outgrown the house they are in.
She works Chandler, Gilbert and Scottsdale, and she runs the sale and the purchase as a single plan instead of two deals that have to get lucky on timing.

Arizona living
The house at the end of the plan
Golden hour on a contemporary Arizona home. Getting here is a sequence, not a leap, and the sequence is the part worth getting right.
Where I work
Explore the East Valley
Three cities, and the move-up bands inside them work differently in each. Chandler is the tightest on inventory, Gilbert carries the deepest pool of move-up homes, and Scottsdale sits a step above both on price.

Chandler
The tightest inventory of the three core cities, and the shortest time to a sale.

Gilbert
The priciest of the three core cities, and the deepest pool of move-up homes.

Scottsdale
A step up in price, and the strongest appreciation of the three core cities.

Mesa
More house for the money than Gilbert or Chandler, across a much bigger map.

Ahwatukee
A Phoenix address on the far side of South Mountain, with an East Valley commute.

San Tan Valley
The most house per dollar of anywhere she works, paid for in drive time.
