What Your Home Is Worth
Automated estimates work from public records and patterns across many homes. They are useful for a rough sense of a neighborhood and unreliable for a specific house.
They cannot see condition. They do not know you replaced the roof, or added a room without permits, or that the lot backs onto an arterial road. They do not know the comparable sale down the street was between family members at a discount.
Sometimes they are high, which costs you weeks on the market. Sometimes they are low, which costs you money. Both are expensive.

What Your Home Is Worth
Why the online number is usually wrong
What a comparative market analysis actually looks at
- Recent comparable sales that genuinely compare: similar size, similar age, similar condition, close by, and recent enough to matter.
- What is competing with you right now. A buyer chooses between your home and whatever else is available that week.
- What did not sell, and why. Expired and withdrawn listings tell you where the ceiling is more honestly than sold ones do.
- Condition, adjusted honestly. Both directions.
For market context, from ARMLS filtered by city, pulled 2026-10-01 through September 2026: Chandler median sale $524,950 (down 6.7% year over year), Gilbert $578,000 (up 3.8%), Scottsdale $950,000 (up 11.4%). Metro-wide, homes sold at about 97.9% of list and 94.8% of original list.
That gap between list and original list is what overpricing costs, in public, measurable numbers.
Worth knowing
An automated estimate has never been inside your house. It does not know about the remodel, the roof, or the road behind the back fence.
No obligation, and no pitch attached
A valuation is useful whether or not you sell. People ask because they are deciding whether a move works, refinancing, settling an estate, or simply want to know.
You get the number and the reasoning behind it. If the answer is that now is not a good time for your situation, I will say that. I do not guarantee a sale price, a timeline or a value, and neither should anyone else.

No obligation, and no pitch attached
Questions
- Is the valuation free?
- Yes, and there is no obligation attached to it. Plenty of people ask because they are deciding whether a move works at all, and the answer is sometimes that it does not yet.
- How is this different from a Zillow estimate?
- An automated estimate has not seen your home. A comparative market analysis uses recent comparable sales, what is currently competing with you, and what failed to sell and why. The two frequently differ by a wide margin in both directions.
- Do you need to come to the house?
- It is much better if I can. Condition is the single thing an automated estimate cannot see, and it is often the difference between a price that works and one that sits.

Tell me about your home
The address is the part that matters. Comparable sales are specific to a street and a floor plan, so a number produced without one is a guess. Tell me where it is and what you have done to it, and I will come back with a range and how I got there.
