San Tan Valley
San Tan Valley, Arizona
San Tan Valley is southeast of Queen Creek, and two facts about it matter more than anything else on this page. It is unincorporated, meaning it is not a city and has no city government. And it is in Pinal County rather than Maricopa, which is a different county from Chandler, Gilbert, Mesa and Phoenix.
Neither of those is a problem, but both are things to understand before you buy rather than after. Services come from the county rather than from a city, and the governance and tax picture is not the same as the one you would be leaving if you are moving from the Maricopa side. I would rather you hear that from me at the start than discover it at closing.
Almost everything here is newer construction, most of it from the 2000s onward, and most of it inside large master-planned communities. Johnson Ranch, Circle Cross Ranch, Skyline Ranch and Pecan Creek are among the names you will see repeatedly. Floor plans run larger than the same budget buys further west, which is the reason most people are looking here in the first place.
Schools are split. Florence Unified School District covers much of the area and J.O. Combs Unified School District serves other parts of it, and which one applies depends on the community rather than on the town. Confirm the assigned school for the specific address, not for San Tan Valley as a whole.

Where San Tan Valley sits, and what unincorporated means for you
The trade you are actually making
The appeal is square footage. A budget that buys a modest home in Gilbert buys a considerably larger one here, and for a growing family that difference is not a rounding error. That is a real advantage and I am not going to talk anyone out of it.
What you pay for it is drive time. Hunt Highway, Ironwood Drive and Gantzel Road are the arteries, and the run to the Chandler and Gilbert job corridors is the longest commute of any area I work. That is the honest trade, and whether it is a good one depends entirely on how often you actually make that drive.
My advice is the same one I give on any long-commute purchase, and people either take it or regret not taking it. Drive the commute, in the direction you would really drive it, at the hour you would really drive it, before you fall in love with a floor plan. Thirty extra minutes each way is two and a half hours a week and it does not feel the same in year three as it does on moving day.
I do not currently pull a separate monthly ARMLS breakdown for San Tan Valley, so there is no headline median on this page. Rather than borrow a number from a Maricopa city that does not describe this market, I pull comparables around the specific property when we talk about price.
Worth knowing
The space is real and so is the drive. Do the commute before you do the paperwork.
The mountain park is the amenity, and even it has a jurisdiction quirk
San Tan Valley's public space is not spread across a dozen city parks, because there is no city running them. It is concentrated in one large one, and it is a good one.
San Tan Mountain Regional Park covers more than 10,200 acres of Sonoran Desert with roughly twenty miles of intersecting, maintained multi-use trail, most of it open to hiking, cycling and horseback riding. The San Tan Trail runs about 6.4 miles and the Goldmine Trail about 2.5, so there is both a long day and a short evening available without driving anywhere else.
Here is the quirk, and it is a small illustration of the bigger point this page makes about unincorporated living: the park is administered by Maricopa County Parks, but it physically sits in Pinal County. Out here, which authority is responsible for a given thing is genuinely not obvious from a map, and that applies to more than the trails. It is worth asking the question for any specific address rather than assuming the answer carries over from wherever you are moving from.
How I work a San Tan Valley move
For most people San Tan Valley is one half of a move rather than the whole of it: a larger house here, funded by selling something smaller closer in. That makes it a sequencing problem before it is a house-hunting problem.
Which means the first conversation is not about listings. It is about whether the whole move adds up, what your current home actually nets, what the new payment looks like, and in what order the two transactions have to happen so you are not carrying both or homeless between them. If the numbers do not work, better to know in week one.
If they do work, the search gets a lot simpler, because the budget and the timing are already settled and we are only choosing between real options. That whole sequence is laid out on the how I sell and how I buy pages.
Questions
- Is San Tan Valley a city?
- No. It is an unincorporated community, which means it has no city government and services come from the county. It is also in Pinal County rather than Maricopa, unlike Chandler, Gilbert, Mesa and Phoenix. Neither of those is a drawback by itself, but both are worth understanding before you buy rather than after.
- Why is San Tan Valley cheaper than Gilbert?
- Mostly distance. It is further from the Chandler and Gilbert employment corridors than the cities to its west, and the price reflects the commute. The housing is also newer and more uniform, largely 2000s-onward construction inside master-planned communities, so you are generally buying more square footage per dollar and accepting a longer drive for it.
- What school district is San Tan Valley in?
- It is split. Florence Unified School District covers much of the area and J.O. Combs Unified School District serves other parts, and which applies depends on the specific community. Because it varies inside the same town, confirm the assigned school for the exact address rather than assuming it from a neighbor's.
- What is the commute to Chandler or Gilbert really like?
- It is the longest of any area I work, and it runs on Hunt Highway, Ironwood and Gantzel rather than on a freeway for much of the way. I tell everyone the same thing: drive it in the direction and at the hour you would actually drive it, before you commit. The house will still be there after you have tested the thing you will do twice a day.

San Tan Valley
About San Tan Valley
The most house per dollar of anywhere she works, paid for in drive time.
San Tan Valley is where the math changes: the price per square foot is the lowest of her areas, and the commute is the longest.
- The homes
- Almost entirely newer construction, most of it from the 2000s onward, and most of it inside large master-planned communities: Johnson Ranch, Circle Cross Ranch, Skyline Ranch and Pecan Creek among them. Floor plans run larger than the same money buys further west.
- Why people choose it
- Square footage is usually the reason. A budget that buys a modest home in Gilbert buys a considerably larger one here, and buyers trade the drive for the space.
- Schools people ask about
- Florence Unified School District covers much of the area, and J.O. Combs Unified School District serves other parts of it. Which one applies depends on the community, so confirm the assigned school for a specific address rather than for the area.
- Getting around
- Hunt Highway, Ironwood Drive and Gantzel Road are the arteries, and the drive to the Chandler and Gilbert job corridors is the real consideration here. This is the longest commute of any area she works, and it is the thing to be honest with yourself about before buying.
- Nearby
- San Tan Mountain Regional Park to the west, and Queen Creek immediately north for most shopping, including Queen Creek Marketplace.
- The trade-off
- The most home for the money of anywhere on this site, in exchange for drive time and for being unincorporated. San Tan Valley is not a city and sits in Pinal County rather than Maricopa, so services come from the county and the tax and governance picture is different from Chandler, Gilbert or Mesa. Worth understanding before, not after.
