Relocating to the Area

Relocating to the Area

Listings look similar online. What separates them is the twenty minutes around them: the drive at 8am, how far the shops are, whether the street is quiet on a Saturday, what the light is like in July.

None of that is in a photograph, and it is what people regret getting wrong. So the first job is an honest orientation to the three core cities rather than a list of houses.

Relocating to the Area

The decision you cannot make from photographs

The three cities, plainly

  • Chandler. Median sale $524,950. The tightest inventory of the three core cities and the fastest to go under contract, with half inside 48 days.
  • Gilbert. Median sale $578,000, and the only one of the three core cities still appreciating year over year. The deepest supply of larger family homes.
  • Scottsdale. Median sale $950,000. A clear step up in price, and a different kind of place.

ARMLS, filtered by city, pulled 2026-10-01 through September 2026.

I will describe what is actually in each area: distances, amenities, housing stock, commute times. I will not tell you what kind of person belongs in one, which is both against the law and useless to you. Come and see them, and you will know within a day.

Worth knowing

You are choosing a community and a commute at the same time, usually on a start date you do not control.

Buying from a distance

Plenty of relocation buyers never see the house in person until closing week. That works when the process is built for it: video walkthroughs where I point the camera at what you would actually check, an honest read on condition, and a good inspector.

One trip, well used, is worth a dozen virtual tours. If you can come once, come once we have narrowed it, not before. And if a start date is pinned, tell me at the beginning, because it changes the whole sequence.

Buying from a distance

The practical things nobody mentions

Summer is genuinely hot, and it is the thing that surprises people most. Air conditioning is not optional, and its age matters more here than a roof does in most states. Ask about it on every house.

Some communities have HOAs with real rules, and some do not. Property taxes here are generally lower than what people arrive from, which occasionally changes what someone can afford in a good way.

I work in English, Spanish and French, which matters more than usual for relocation, because you are doing paperwork in a new state while also moving your life.

Questions

Can I buy without seeing the house in person?
Yes, and people do it regularly. It works when there is a proper video walkthrough, an honest read on condition, and a good inspector. I will tell you what I would want checked if it were mine.
Which of the three core cities should I choose?
It depends on your commute, your price band and what you want within walking distance. I will lay out distances, housing stock and what is actually in each area so you can judge. Most people know within a day of visiting.
How early should I start?
Earlier than feels necessary, especially if a start date is fixed. Financing across state lines and a move take longer than a local purchase, and starting early costs nothing.
