Selling Under a Deadline

Selling Under a Deadline

Sometimes a sale has a real date attached. A job start in another state. A pre-foreclosure timeline. An estate that has to settle. A divorce decree with a deadline in it.

Those sales are not the same as a normal listing, and pretending otherwise wastes the time you do not have. The strategy changes, the pricing changes, and what you optimise for changes.

The first conversation is a straight answer about what your timeline actually allows, including when the honest answer is that the date is not achievable at the price you want.

Selling Under a Deadline

When the date is not negotiable

What changes when the clock is real

  • Pricing is set for a date, not for a hope. A home priced to sell in two weeks is priced differently from one priced to sell in ninety days, and the difference is not small.
  • Preparation gets triaged. Some work pays for itself in a fast sale. Most does not. We do the short list.
  • Buyer quality matters more than buyer count. One well-financed buyer who can close beats three who might.
  • Everything runs in parallel. Title, payoff figures, inspection scheduling, lender contact, all started immediately rather than in sequence.

Worth knowing

A hard deadline changes the strategy. It does not change whether it can be done.

Resourceful, not miraculous

Stephanie has closed a pre-foreclosure sale in three days. That is a real past sale, it is not typical, and nobody should present it as what you can expect. It is included here because it says something about how the problem gets worked rather than what gets promised.

What it actually means in practice is not accepting the first no. Lenders, title companies and buyers' agents all have more room than their first answer suggests, and finding it is the job.

No guarantee of price, timing or outcome is offered here or anywhere on this site. If your deadline is tied to a foreclosure, a court order or a lender, those parties set the real constraints, and your attorney or your lender is who advises you on them.

Questions

How fast can you actually sell my house?
It depends on price, condition and the market that week, and I will not give you a number before I have seen the house. For context, half of Chandler homes went under contract within 48 days in August 2026 (ARMLS, pulled 2026-10-01). A deadline usually means pricing differently rather than marketing harder.
Should I take a cash offer from an investor?
Sometimes yes, and it is worth comparing properly rather than assuming either way. A cash offer buys certainty and speed and usually costs you a meaningful amount against market price. I will show you both paths with real numbers and you decide.
I am behind on payments. Is it too late?
Often not, but the timeline is set by your lender and, if a filing has happened, by the court. Talk to your lender and, where one is involved, your attorney. I can work alongside both, and the sooner the conversation starts the more options exist.
