Terms of Use
The terms for using yourhomecomesfirst.com: what the information here is and is not, how listing data works, Fair Housing, and which state's law applies.
What this site is
This is the website of Stephanie Pondevie, a licensed Arizona Realtor with eXp Realty. Using it means these terms apply to you. They were last updated on September 22, 2026.
The point of the site is to be useful before you ever contact me: how buying and selling actually work here, what the market is genuinely doing, and how I work. Reading it does not make me your agent. That happens when we agree to work together in writing, and not before.
The information here is information, not advice
Everything on this site is general. It is not legal advice, not tax advice, not lending advice and not an appraisal. Your situation may call for something different from what is written here, which is the reason the first conversation exists.
Market figures are real and they are dated. Where a number appears it names its source, which is usually ARMLS, and it carries the date it was pulled. Those numbers move every single month. A figure that was accurate when it was published can be wrong by the time you read it, so ask me for the current pull rather than relying on a page.
Nothing here is a guarantee of price, timing, value, savings or outcome, and no such guarantee is made anywhere on this site. Past results do not predict future ones. Anyone in this business who offers you a guaranteed number is describing something they cannot control.
Listing information and third-party data
Property information shown here comes from sources including ARMLS, which are believed reliable but are not guaranteed. All information should be verified by the recipient and none is guaranteed as accurate by ARMLS. Properties may be sold, withdrawn or changed without notice, and a listing appearing here does not mean it is still available.
Photographs of specific properties belong to the photographer or the listing brokerage. Other imagery on this site is brand imagery rather than a photograph of a particular address, and it is never presented as a specific home or neighborhood.
Verify anything that matters before you rely on it. Square footage, lot size, school assignment, HOA terms and permitted work are all worth confirming with the source rather than taking from a listing, and I will tell you which ones to check.
Fair Housing
I am committed to the letter and the spirit of the Fair Housing Act and to Arizona fair housing law. Every home is available to every qualified buyer without regard to race, color, religion, sex, disability, familial status or national origin.
That commitment shapes what is written here. This site describes properties, distances, amenities and verifiable facts. It does not describe who lives somewhere, who a home would suit, or the character of the people in any area, because those descriptions are how steering happens even when nobody intends it.
If you have a question about a neighborhood that this site does not answer, there is usually a factual source for it and I will point you at it rather than give you an impression.
eXp Realty publishes its own Fair Housing statement, and it applies to my work as one of its agents.
Compensation
Real estate commissions and any compensation for my services are negotiable and are agreed in writing between us before we begin. They are not set by law, by any rule, by any rate and by no custom or standard. Nothing on this site should be read as stating otherwise.
Using the site
The writing, design and original imagery here are mine. You are welcome to read it, share a link to it and quote a passage with attribution. Copying pages wholesale onto another site is not something I permit.
Links to other websites are provided because they are useful. I do not control them and I am not responsible for what they contain or what they do with your information once you are there.
The site is provided as it is. I work to keep it accurate and current, and I cannot promise it will be free of errors or always available.
Which law applies, and how to reach me
These terms are governed by the laws of the State of Arizona. Any dispute arising from your use of this site is subject to the courts of Maricopa County, Arizona.
eXp Realty publishes its own terms of use covering its brokerage website, which is a separate site from this one.
If these terms change, the date at the top of this page changes with them. Questions about anything here go to me directly, and the contact page is the fastest route.
Frequently Asked Questions
Does reading this site make you my agent?
No. An agency relationship starts when we agree to work together in writing, which for buyers is the Buyer-Broker Exclusive Employment Agreement and for sellers is a listing agreement. Reading a page, downloading a guide or sending a question does not create one.
Are the market numbers on this site current?
They are real and they are dated, and each one names its source and its pull date. They also move every month. Treat any figure here as accurate as of the date shown rather than as today's number, and ask me for the current pull before you make a decision on it.
Can I use your content on my own site?
Share a link freely and quote a passage with attribution. Copying pages onto another site is not permitted. If you want to use something substantial, ask me and we will probably work it out.
